Common questions, plain answers.

Don't see your question? Send us a note, we usually reply same-day.

Yes. Funding a trust usually means transferring your property's title from your name into the name of your trust. That requires a new deed, and preparing that deed is exactly what we do. If you've recently created a trust and your attorney or financial advisor told you to get the real estate into it, you're in the right place.
You don't need it for every service. Your current deed (the document on file with the county showing who owns the property) is only required if you choose Deed Preparation Only. If you're not sure where it is, choose Deed Preparation & Research or Full Package and we'll pull it from county records as part of your order.
It depends on your situation, but for most orders you'll want: the name of your trust and trustees exactly as they appear on your trust documents, your Certificate of Trust (a summary document your attorney or financial advisor prepared when your trust was created), and your property address. If you're choosing Deed Preparation Only, you'll also need your current deed on hand. The order form will tell you exactly what to upload based on what you select.
It depends on which service you choose. With the Full Package, notarization is included, handled remotely over a secure video call with a licensed notary, no office visit required. For Deed Preparation Only and Deed Preparation & Research, we prepare your deed and include clear instructions for what to do next based on your situation.
Yes. Our team has prepared tens of thousands of deeds across the states we serve. We know the recording requirements for each county and every deed goes through a review before it leaves us. If something needs clarification, we'll contact you before proceeding.
We review every order carefully before preparing your deed, and we contact you before we start if anything needs clarification. If we prepared your deed incorrectly, that is our mistake to fix. We will correct it and cover any recording fees the correction requires.
We prepare deed documents based on the information and directions you provide. We are not a law firm and do not provide legal or tax advice. For legal guidance, consult an attorney.
Typical turnaround is 2 to 3 business days after we have everything we need. More complex situations may take a little longer. We'll communicate with you throughout, you won't be left wondering where things stand.
Online orders currently support standard deed transfers for one property at a time. Situations involving LLCs, multiple properties, or anything outside that scope may have additional requirements. Contact us before ordering and we'll confirm whether we can handle your situation and what the process looks like.
